Seamus-O Building Sale Closes in Ohio City

The Seamus-O Building at 4700 Lorain Ave. sold Sept. 25 in Cleveland’s Ohio City neighborhood. Brokers David Leb and Brad Nosan of Cushman & Wakefield | CRESCO Real Estate announced the completed transaction on Oct. 12.

The closing date confirms that the property changed hands before the public announcement. The transaction was reported as complete, not as a pending agreement.

Brokerage comments and public records documented the timing, but financial terms were not disclosed. The property is a two-story, 24,384-square-foot building across Lorain Avenue from Urban Community School’s Urban Squash Cleveland building.

The sale also included grassy lots behind the structure on West 47th Street, along with parking and loading areas. Records list the property’s legal use as industry and warehousing. NEO Seamus LLC acquired the property, and a change of use would require city approval.

The sale comes as industrial real estate remains an area of strong market activity. Available reporting established the transaction’s date and location but did not explain the seller’s reasons beyond a stated readiness for retirement.

Local Buyer Group Acquires the Seamus-O Building

After the Sept. 25 sale, city disclosure records identified buyer NEO Seamus LLC, a company led by Cleveland-area businessman David Ferrante and attorney Adam Rosen.

The paperwork named Ferrante as the buyer, while Rosen serves as the company’s statutory agent.

Buyer group background

Rosen is a partner at Trzaska Rosen Faller LLC, a law firm in Detroit-Shoreway.

The ownership team brings both business and legal experience, though its plans for the property were still under consideration when the sale was reported.

Local ownership profile

Ferrante’s mailing address was listed in Valley View, a Cleveland suburb, and Rosen has a professional presence in a nearby Cleveland neighborhood.

Together, those ties underpin the transaction’s local ownership profile.

Brokers described the buyer as a repeat client with a vision to reimagine the building, indicating interest in giving it a new use rather than quickly reselling it.

Cleveland’s affordable housing demand has helped draw investment interest to the city’s rental market.

Four Parcels Make Up the Seamus-O Building Site

Four parcels form the Seamus-O Building site in Ohio City: the two-story, 24,384-square-foot industrial building at 4700 Lorain Ave. and three grassy lots on West 47th Street.

Together, the parcels cover 0.63 acres. City and county records classify the building’s legal use as industry and warehousing.

It stands along Lorain Avenue, across from the Urban Community School’s Urban Squash Cleveland building. The parcel layout pairs the building’s street frontage with open land behind it.

The three West 47th Street lots provide space for parking and loading, while rear lot access links that land to the property’s operations.

All four parcels were included in the transaction, forming one site with both enclosed industrial space and supporting outdoor areas. The arrangement preserves practical options for circulation and continued industrial use within the compact Ohio City property.

No Sale Price or Terms Were Disclosed

While the four-parcel sale transferred the Seamus-O Building and its West 47th Street lots, the reported coverage disclosed no sale price or specific deal terms. The property changed hands on Sept. 25, 2026, with the transaction announced publicly on Oct. 12.

The undisclosed sale price left the property’s valuation and the amount paid for all four parcels unknown.

The reporting also described confidential purchase terms but provided no details on financing, contingencies, closing conditions, escrow, leaseback arrangements, or seller concessions.

That information gap limits what readers can determine about the transaction:

  1. No dollar amount was reported.
  2. No valuation was provided for the building or land.
  3. No financing structure was identified.
  4. No contract or closing conditions were described.

The buyer was identified as NEO Seamus LLC, but the available coverage did not explain the financial structure of its purchase.

What the Buyer Has Said About Reimagining the Building

The buyer has described the Seamus-O Building as an opportunity for adaptive reuse, saying it has “the vision to reimagine the building and give it a new life.” The redevelopment vision remains exploratory, and no specific future use or finalized program has been announced.

The broker said the buyer is “still exploring ideas for the property’s next chapter.” The approach centers on reinvestment along Lorain Avenue, treating the sale as an opportunity to give the building a new purpose rather than simply transfer ownership.

Several features may support different reuse options. The masonry structure, expansive windows, clear-span construction, and excess land offer design flexibility, while the building’s character and prominent corridor location contribute to its appeal.

The buyer has not publicly committed to a particular use, and the project remains at the concept stage. Its next steps and eventual program have not been disclosed.

Assessment

The sale of the Seamus-O Building marks a change in ownership for a four-parcel Ohio City property. The local buyer group has said it wants to reimagine the building.

Details about the plans, schedule and investment have not been disclosed. The purchase price and other terms also remain private.

For now, the building’s next chapter is defined by the buyer’s stated intent, with the scope and timing of any redevelopment still unknown.
