What Is Tabor Village Dallas?

Tabor Village Dallas is a planned 229-unit senior housing community at 6200 Baraboo Drive in southeast Oak Cliff. Church-owned land at the site is being repositioned for residential use.

It is intended for adults 55 and older. The project is structured as affordable multifamily housing rather than a conventional market-rate complex.

The development is being led by Onyx Legacy Group in partnership with Lincoln Avenue Communities. The site also features planned outdoor amenities including trails, a dog park, and a water feature.

Project Profile

Plans call for 97 one-bedroom units and 132 two-bedroom units. The community is designed as a two-story building with elevator access and enclosed hallways.

Amenities include a fitness center, laundry facility, swimming pool, resident garden, dog park, and balconies or patios. Energy Star appliances are also included to support senior wellness.

Affordability and Purpose

Most units will be income-restricted, with a smaller share offered at market rate.

Public financing and tax-credit tools position the development as a community integration effort. Similar projects nationally have been supported through Low-Income Housing Tax Credits to expand affordable housing supply. The project also helps activate an underused area.

Where Will Tabor Village Be Built?

On a roughly 19-acre tract at 6200 Baraboo Drive, Tabor Village is slated to rise in southeast Oak Cliff in southern Dallas. The site location is documented in city records, finance filings, news reports, and construction listings, all pointing to Dallas, Texas 75241.

The land was previously owned by Mt. Tabor Baptist Church and is identified as vacant land prepared for new construction.

Neighborhood Setting

The property is near the intersection of Bonnie View and Simpson Road. Reporting also describes it as adjacent to a fire station and near a Dallas library branch.

This setting sits within an underused area of southern Dallas targeted for residential redevelopment. Official city actions, including bond and grading-related approvals, formally tie the Baraboo Drive address to the planned senior development site. Dallas’s broader housing market is being reshaped by population growth, with the region estimated to grow by 1.16% from 2024 to 2025, increasing pressure for new residential development.

How Many Tabor Village Units Are Planned?

City filings identify the proposal as a 229-unit senior residential community at the Baraboo Drive site in southern Dallas.

That total appears consistently across city records, project listings, and Dallas News reporting, making 229 units the clearest planned count now available.

The sources reviewed do not show an alternate figure.

Unit Mix and Affordability Breakdown

The unit mix in the city filing includes 97 one-bedroom apartments and 132 two-bedroom apartments.

That adds up to the full 229-unit total and indicates a heavier share of two-bedroom homes for senior residents.

The affordability breakdown tied to the plan sets roughly 15 percent of units at 50 percent AMI, about 75 percent at 60 percent AMI, and about 10 percent at market rate.

Public descriptions characterize the project as affordable senior housing.

How Tabor Village Got Funded

Backed by initial financing, the 229-unit senior low-income housing project moved from planning toward development on the former Mt. Tabor Baptist Church land in southeast Oak Cliff.

Developers Onyx Legacy Group and Lincoln Avenue Communities advanced the effort after securing key support tied to its affordable-housing structure and reuse of the underused 19-acre site.

Key Funding Supports

A $38 million bond reservation came from the Dallas Housing Finance Corporation.

City officials issued an early release letter for grading and site mobilization.

Affordability set-asides helped position the project for public financing tools.

The City of Dallas action, backed by Councilmember Lorie Blair, allowed early work to begin before full development completion.

Income-restricted units formed the basis for financing eligibility, with most apartments reserved below area median income levels.

When Could Tabor Village Open?

By next summer, Tabor Village was expected to be operational, according to public reporting tied to the southeast Oak Cliff senior housing project.

That estimate was the clearest public signal on timing, though no exact opening day or month was identified.

The project remained in a preliminary phase when that target appeared, with a TDLR filing described as subject to change.

Timing Risks

Dallas had issued an early release letter allowing grading and site mobilization to begin, an important marker in the construction timeline.

Even so, the former church-site development was still moving through development steps, so the schedule remained fluid.

A full opening would likely depend on construction completion, inspections, and a leasing strategy shaped by the income-restricted unit mix.

That made next summer an estimate, not a guaranteed deadline.

Assessment

Tabor Village marks a significant shift for senior housing in Dallas, replacing underused church land with a large affordable apartment community.

The project’s scale, public backing, and church partnership reflect mounting pressure to expand housing options for older residents with limited incomes.

If development stays on schedule, the complex could begin serving seniors within the next few years.

It would add urgently needed units in a market where affordable housing shortages continue to intensify.
