Nine Williamsburg Projects Near Bedford Avenue

Nine developments within walking distance of the Bedford Avenue L station are adding roughly 200 housing units while expanding commercial and community uses near Williamsburg’s main retail corridor.

The Housing Pipeline combines residential construction with retail and community facilities, reflecting varied demand around the Bedford Avenue corridor. One project at 277 North 8th Street is planned to include 99 rental units and more than 66,000 square feet of community-facility space.

Project locations include 204 Bedford Avenue, a four-story mixed-use building between North 5th and North 6th Streets. Construction has topped out, and the project includes ground-floor retail; its housing count has not been disclosed.

At 170 North 10th Street, a residential building near Bedford Avenue is nearing its top floor.

Elsewhere, 498 Bedford Avenue is under construction as a five-story social-services headquarters for United Jewish Organizations of Williamsburg and North Brooklyn, with a listed budget of $9.3 million.

The nine-project group excludes infill builds already covered around Bedford Avenue, while adding housing and commercial or community uses to the station’s surrounding area. Brooklyn’s active listings recently reached 3,406 units, a 2.7% increase since late March.

Infill Builds Around Bedford Avenue

As redevelopment continues on underbuilt sites near the Bedford Avenue L station, new projects are replacing small structures, parking areas, and older commercial buildings with housing and mixed-use space.

This transit-oriented infill reflects strong demand for accessible housing and the limited supply of vacant land. Parcel-by-parcel redevelopment, rather than large master-planned sites, defines the corridor’s changing scale.

Zoning lot mergers, leaseholds, and assembled parcels can help overcome constraints posed by narrow lots and existing conditions. Recent activity spans completed buildings, construction, and permitted projects.

At 204 Bedford Avenue, a four-story mixed-use building has topped out; 170 North 10th Street is nearing that stage.

Other plans range from a small retail building at 184 Bedford Avenue to apartments with ground-floor commercial space near the station.

Together, nine projects represent roughly 200 housing units, including affordable homes in some developments.

Brooklyn’s median home price has reached $1,022,500, underscoring the affordability pressures facing buyers.

Residential Projects on Williamsburg’s Side Streets

Side-street housing projects are spreading across Williamsburg, adding new homes through ground-up construction and conversions of older buildings.

Growth Beyond the Main Corridors

Housing demand is reaching inland blocks in both north and south Williamsburg, where smaller sites and existing buildings are being redeveloped.

At 710 Driggs Avenue, excavation and foundation work is underway for a condominium project designed by Studio Gallos and developed by Huntington & Hinks LLC.

At 84 North 6th Street, Empire State Realty Trust is converting a three-story building into housing near the Wythe Avenue commercial corridor.

North 8th Street has two mixed-use projects, at 213 and 277, extending residential development away from the waterfront.

South of the Brooklyn-Queens Expressway, sites include the completed 200 South 3rd Street project and the former Empire Theater conversion at 107 and 109 South 6th Street.

Side-street conversions and new construction show how Williamsburg’s housing growth is reaching beyond its best-known development corridors.

Building Types, Heights, and Expected Homes

The projects range from compact infill buildings to high-rise towers. Planned heights span 50 to 165 feet, while housing yields range from five to 99 units.

The nine-project wave is expected to add about 200 homes across residential-only and mixed-use buildings.

Smaller projects include a 50-foot condominium building with 11 units, a 65-foot mixed-use building with 21 condominiums, and a 70-foot rental project with eight homes. A four-story residential building is planned for five condominiums.

Mid-rise examples include 200 South 3rd Street, a seven-story building with 30 units, nine of them affordable. Bartlett Crossing will provide 78 affordable homes in two nine-story buildings.

At the taller end, 277 North 8th Street reaches 165 feet across 17 stories and is planned for 99 rental units. Building height and housing yield vary considerably.

Williamsburg’s Infill Wave and Waterfront Boom

Williamsburg’s development is shifting from opening new waterfront districts to filling gaps between projects built after the 2005 rezoning.

This infill wave is focused on South Williamsburg’s East River edge, where former industrial parcels are becoming dense residential destinations.

Williamsburg Wharf illustrates the scale of this waterfront redevelopment. The 3.75-acre site at 470 Kent Avenue has nearly 525 feet of waterfront.

Its master plan calls for five residential buildings and roughly 1 million to 1.2 million square feet. A public waterfront park and 525-foot public esplanade are planned along the shoreline.

Phase I combines homes and retail; more than 500 rental apartments were reported 90% leased.

The project fills one of Williamsburg’s final major undeveloped waterfront parcels.

Its public space responds to longstanding open-space goals, while strong leasing and refinancing point to continued demand and investment in the area.

Assessment

The nine projects mark a concentrated wave of residential construction near Bedford Avenue, extending development beyond Williamsburg’s waterfront. Their mix of building types and heights reflects a changing neighborhood, with new homes taking shape on side streets as well as near established commercial corridors.

Together, the proposals add to the area’s broader development pressure. Their eventual impact will depend on project details and completion, but the wave signals continued change across Williamsburg’s residential terrain.
