Sarasota Denny’s Sale Price and Timing

The former Denny’s at 3701 Bee Ridge Road in Sarasota sold for $4.25 million in an off-market transaction that closed Aug. 4, 2026.

The seller was the property owner tied to the former restaurant site. American Property Group brokers Brian Seidel and Tyler Sluman handled the transaction.

The buyer was Rich Global, a West Palm Beach investment and development firm led by Nathan Rich. The deal comes as investors continue to show interest in properties tied to industrial real estate market trends.

Rapid Closing Window

The closing timing was unusually tight. The restaurant served its final customers Aug. 2, 2026, and the deal closed two days later.

That sequence placed the property in new ownership almost immediately after operations ended.

American Property Group said the transaction came together in three phone calls. The swift off-market deal suggested strong investor demand.

The site had been one of Sarasota’s last 24-hour restaurants.

In Sarasota, market reaction pointed to continued interest in restaurant real estate despite abrupt operating shutdowns.

What the Sarasota Denny’s Property Includes

At 3701 Bee Ridge Road, the former Sarasota Denny’s sits on a 1.59-acre commercial restaurant parcel. The site includes 290 feet of frontage along Bee Ridge Road, giving it strong visibility on a major corridor.

The property combines site size, road frontage, and an established restaurant setting. Brokerage materials describe that configuration as difficult to find.

A 6,200-square-foot building remains in place for renovation and reuse. Current plans call for a multi-tenant layout with two or three storefronts.

One endcap space may accommodate a drive-thru tenant. The parcel also includes 100 parking spaces, adding notable parking capacity.

As a former 24-hour restaurant location, the site previously supported breakfast, lunch, and dinner service. That history reinforces the property’s long-standing commercial utility and broad flexibility.

Similar redevelopment trends in other cities have emphasized affordable housing development and transit-friendly planning as ways to adapt prominent commercial sites for changing community needs.

Who Bought the Sarasota Denny’s Site

Rich Global, a West Palm Beach-based investment and development firm led by investor Nathan Rich, bought the former Sarasota Denny’s site at 3701 Bee Ridge Road for $4.25 million.

The buyer is an out-of-state investor with a Florida base on the opposite coast.

Its leadership profile, based on available reporting, centers on Nathan Rich, the only principal identified in provided sources.

Firm Background

Rich Global is described as an investment and development firm active in commercial real estate.

Reporting said the transaction was completed through American Property Group and closed Aug. 4.

What the Purchase Signals

The acquisition places Rich Global behind one of Sarasota’s most recent 24-hour restaurant sites.

The firm plans to renovate and reposition the existing building into a multi-tenant commercial property rather than demolish it for reuse.

Why the Sarasota Denny’s Sale Moved Fast

Often, off-market transactions close faster when a sought-after site reaches a buyer already familiar with its value.

At Bee Ridge Road, the off-market structure helped reduce delays because the property was never publicly listed. Demand had already been building for years.

The sale closed just two days after the restaurant’s final day.

  1. The buyer already understood the site’s investment profile.
  2. Broker relationships with Rich Global lowered friction during diligence.
  3. Site scarcity increased urgency around a hard-to-replace parcel.
  4. The property offered frontage, parking, and an existing building.

The 1.59-acre site included 290 feet of frontage, 100 parking spaces, and a 6,200-square-foot structure.

In Sarasota, brokers described it as unusually difficult to replicate. That helps explain why negotiations moved quickly and buyer interest remained strong.

What Renovation Plans Mean for the Site

Redevelopment plans suggest the property is being repositioned for a broader mixed-use role, rather than continuing in its previous single-use form.

At 24 and 28 N. Boulevard of the Presidents, on 0.33 acres at Madison Drive, the proposal would renovate part of a 14,020-square-foot building through adaptive reuse.

It would also demolish an adjacent 5,087-square-foot structure and add a new three-story building.

New Uses Signal a Different Future

Renderings show cafe and retail space on the first floor.

The second floor would include a restaurant and bar, while the third would feature rooftop amenities such as a pool, gym, and lounge.

The plan also includes one residential unit, exterior upgrades, landscaping, and interior modernization.

Together, these changes would shift the site toward a denser destination that relies in part on public garage parking and access from Madison Drive.

Assessment

The $4.25 million sale of Sarasota’s 24-hour Denny’s marks a swift and notable shift for a highly visible commercial site. The deal stands out as a significant move for one of the area’s most recognizable restaurant locations.

The property’s land, restaurant building, and interstate-access location gave the sale unusual speed and weight in the local market. Its visibility and accessibility helped make it especially attractive to buyers.

With renovation plans now tied to the new ownership, the site appears positioned for continued restaurant use rather than disruption. That suggests continuity for a location with an established round-the-clock operating history.

The transaction underscores sustained investor demand for established Sarasota corridor properties. Sites with strong visibility and long-running business use continue to draw attention.
