First tenant inquiries arrived in late February, and the first lease agreements were signed in late March. Occupancy began in April, with initial move-ins completed by mid-April.

At launch, studio rents started at $2,600 monthly net effective. Two-bedroom, two-bathroom homes reached $5,100.

Incentive details included up to two months free rent for new tenants signing 24-month leases in April 2026. The grand opening promotion continued through June.

Applications were accepted online and at the leasing office. Daily tours were available.

How the Greyson Compares With Nearby Towers

Price-and-amenity comparisons place The Greyson in a competitive position among Journal Square’s newer high-rise rentals.

The rooftop pool, on the 29th floor, is marketed as New Jersey’s tallest residential pool. Competing towers may offer year-round indoor pools, but many also impose capacity controls, signups, or passes.

Nasser Freres’ $245 million loan and TYKO Capital as financing partner mirror common private-equity-backed structures nearby.
