Are Louisiana Home Sales Rebounding in 2026?

Signs of recovery are emerging across Louisiana as home sales post measurable year-over-year gains in 2026.

Recent statewide figures show 5,660 homes sold the previous month, up 9.52% from a year earlier.

May 2026 also recorded 3,572 transactions, a 7.7% annual increase.

Homes are selling within about 60 days, roughly 23 days faster than the prior year, while pending timelines average near 33 days.

Moderate supply between 2.61 and 3.8 months suggests improving balance rather than distress.

In other markets, median home prices have remained stable even amid heightened transaction activity, underscoring how recovery can coexist with disciplined pricing.

Many owners also stay put because earlier low-rate mortgages discourage selling, which removes more homes from the market. As a result, values remain sticky across much of the state.

Affordability and Friction Collide

Louisiana still looks affordable beside national benchmarks, supporting demand in areas with steady employment. Average values near $208,930 remain well below the U.S. average, helping prices hold firm.

At the same time, insurance friction weakens activity, especially in coastal and Northshore markets. That pressure may flatten prices locally, but not trigger a statewide crash.

How Are 6.5% Mortgage Rates Shaping Demand?

As 30-year mortgage rates hold near 6.5%, buyer demand across Louisiana remains constrained by sharply reduced affordability.

State-specific borrowing costs remain elevated, with Louisiana’s 30-year fixed rate recently near 6.49% to 6.62%, while national averages sit around 6.55%.

That pricing has reinforced buyer hesitation, especially as rates have stayed above 6% through the end of the spring purchasing season.

Ongoing inflation, conflict involving Iran, and uncertainty around possible Federal Reserve moves continue to limit confidence and delay purchasing decisions.

Forecasts suggesting a gradual move toward 6% by late 2026 offer only modest relief, since that level would still remain above late-2025 conditions.

Some households are examining adjustable alternatives, including lower initial ARM rates, FHA loans, and VA products, to manage monthly payment pressure.

What Do Underwater Mortgages Mean in Louisiana?

Why this matters is increasingly clear in Louisiana, where an underwater mortgage means a homeowner owes more on the loan than the property can currently sell for on the market.

A seriously underwater loan carries a loan-to-value ratio of 125% or higher. That means the debt exceeds the home’s market value by at least 25%.

Louisiana has the nation’s highest concentration of seriously underwater mortgages.
