What Is The Bridge in Mineola?

A high-visibility transit-oriented project, The Bridge in Mineola is a proposed nine-story condominium development planned for a 0.64-acre site directly across from the Mineola LIRR station.

The parcel sits between Station Road, Mineola Boulevard, and Third Street.

It would replace a two-story 2,500-square-foot office building and a small taxi stand.

The development is planned to contain 101 condominium residences under a revised plan that replaced an earlier eight-story rental proposal.

The project is expected to cost about $130 million.

William S. Novak Architect designed the building.

The project is being advanced by 212-214 Third Street Associates LLC and Mineola 212 LLC, affiliated with Adam Mann and Scott Burman.

The Bridge fits Mineola’s downtown overlay zone and wider redevelopment pattern.

Its location emphasizes transit connectivity and positions the project within ongoing community engagement around downtown growth.

What Homes and Amenities Will The Bridge Offer?

Buyer-ready homes at The Bridge are planned as 101 condominiums. The mix includes 25 one-bedroom units, 60 two-bedroom units, 15 three-bedroom residences, and one penthouse.

The two-bedroom homes represent the largest share. Reported pricing has started at about $1 million for some residences.

Units are planned with premium finishes and open-concept layouts. This reflects the project’s upscale market position.

Amid broader economic uncertainty, the project enters a steady market that has helped the D.C. real estate sector defy predictions of decline.

Amenities and Shared Spaces

Transit convenience is a major draw because the nine-story building stands across from the Mineola LIRR station. Residents are expected to have underground parking for at least 180 cars and 24-hour concierge service.

Planned resident amenities also include storage and a fitness center. Rooftop recreation is expected to feature a pool and a lounge or cabana area.

Additional shared spaces include floor lounges, libraries, sitting areas, kitchens, a bar, conference space, and a 10,000-square-foot event venue.

How Have The Bridge Plans Changed?

In one of the most consequential revisions to the project, The Bridge moved from an eight-story, 119-unit rental proposal to a nine-story condominium development with 101 residences.

That ownership shift reduced the total count by 18 units while increasing height on the same roughly 0.64-acre site near the Mineola LIRR station.

The revised massing points to a denser, more upscale transit-oriented design, a contrast to projects shaped by community engagement and affordability goals in other housing developments.

Unit Mix Changes Signal New Direction

The original layout featured 84 one-bedroom and 35 two-bedroom apartments.

The approved condo unit mix now includes 25 one-bedroom, 60 two-bedroom, 15 three-bedroom homes, and one penthouse.

This reworked program introduces larger residences absent from the rental plan and makes two-bedroom units the dominant type.

It also moves away from the earlier workforce-housing component described in the first version.

How Was The Bridge Funded and Approved?

Backed by a $111.3 million construction loan, The Bridge advanced with financing arranged by Cushman & Wakefield’s Equity, Debt & Structured Finance team.

The loan was provided by Lionheart Strategic Management, with later reporting also naming Schroders Capital as a financing partner.

The loan represented the core of the project’s construction lending for the roughly $130 million development.

An $83.5 million OakNorth note-on-note facility supported Lionheart’s lending position rather than funding site work directly.

Public Financing Review

Approval also depended on Nassau County IDA action.

Records show a preliminary inducement resolution on April 22, 2025.

This was followed by March 2026 approval of a PILOT agreement, sales tax exemptions, and mortgage recording tax exemptions.

That public financing package included nearly $2.4 million in property tax relief.

It also included about $800,000 in sales tax benefits and roughly $360,000 in mortgage tax exemptions.

When Will The Bridge Be Completed?

With financing and public approvals in place, attention has shifted to the construction schedule for The Bridge in Mineola.

The best-supported estimate in current reporting says the project is expected to be completed by the end of 2028.

That date appears in July 2026 coverage and aligns with a March 2026 report stating construction would begin the following month and take about 24 months.

Earlier Dates Shifted

Earlier filings and reports offered different targets.

A 2025 filing projected completion and first use in summer 2027, while a 2023 report described a 21- to 24-month construction timeline once work began.

Because start dates moved over time, the timeline also changed.

For residents tracking community impact, the safest summary is that The Bridge is currently expected to finish in late 2028.

Assessment

Groundbreaking on The Bridge marks a significant shift for 3rd Street and Mineola’s affordable housing pipeline.

The project now moves from years of revisions and approvals into active construction, with public funding and local authorization in place.

Its mix of supportive and affordable homes, along with on-site services and amenities, positions the development as a consequential addition to the village’s housing stock.

Completion will determine how quickly those long-planned units begin addressing local residential demand.
