Key Takeaways
- UWM Holdings swung to net income of $212.6 million in the third quarter of 2026, after a net loss of $451.9 million in the second quarter and net income of just $12.1 million a year earlier.
- Loan originations fell to $33.4 billion, down from $39.7 billion in the second quarter and $41.7 billion a year earlier, because refinance volume dropped to $10.6 billion while purchase volume held at $22.8 billion.
- Total gain margin narrowed to 124 basis points, from 133 basis points in the second quarter and 130 basis points a year earlier, even as total expenses fell from $635.1 million to $576.2 million.
- UWM was the first mortgage lender to offer VantageScore 4.0, and the company says approximately 25% of borrowers have experienced a more advantageous credit result from it.
The country’s largest wholesale mortgage lender is profitable again. It got there by shrinking, not by growing.
UWM Holdings Corporation, the publicly traded parent of United Wholesale Mortgage, announced its third-quarter 2026 results on November 4, 2026, for the quarter ended September 30, 2026. The full release was filed with the Securities and Exchange Commission as an exhibit to its Form 8-K.
The Profit Came Back, the Volume Did Not
Net income of $212.6 million reversed the second quarter’s $451.9 million loss. Total revenue, though, fell to $811.1 million, from $888.0 million in the second quarter and $843.3 million a year earlier.
| UWM Holdings | Q3 2026 | Q2 2026 | Q3 2025 |
|---|---|---|---|
| Loan origination volume | $33.4 billion | $39.7 billion | $41.7 billion |
| Purchase originations | $22.8 billion | $23.8 billion | $25.2 billion |
| Refinance originations | $10.6 billion | $15.9 billion | $16.5 billion |
| Total gain margin | 124 basis points | 133 basis points | 130 basis points |
| Total revenue | $811.1 million | $888.0 million | $843.3 million |
| Net income (loss) | $212.6 million | ($451.9 million) | $12.1 million |
| Adjusted EBITDA | $178.3 million | $185.9 million | $211.1 million |
| Total expenses | $576.2 million | $635.1 million | $550.6 million |
Read the table from the bottom up and the quarter explains itself. Expenses fell by $58.9 million from the second quarter, on the company’s own income statement, and that cost drop is a large part of how a smaller loan book still produced a profit.
Chairman, Chief Executive Officer and President Mat Ishbia credited the company’s technology spending. “Our third quarter results show the strength of UWM and our ability to perform in any market. Even with rates staying higher, our origination engine, operational execution and service levels continue to set us apart,” he said.
Refinances Did the Damage, Purchase Loans Held the Line
Almost all of the volume decline came from one line. Refinance originations fell to $10.6 billion, from $15.9 billion in the second quarter and $16.5 billion a year earlier.
Purchase originations barely moved by comparison, at $22.8 billion against $23.8 billion in the second quarter. That means purchase loans made up $22.8 billion of the $33.4 billion total, and the business now runs on people buying homes, not on people refinancing them.
That split matches the rest of the market. Banks reported weaker demand for every kind of residential mortgage in the Federal Reserve’s latest loan officer survey, covered in our report on lenders tightening commercial real estate standards in the third quarter, and Zillow grew its mortgage revenue 32% in the same quarter from a much smaller base.
- Gain margin: 124 basis points, down from 133 in the second quarter, so UWM earned less on each loan it made
- Servicing book: mortgage servicing rights on $269.8 billion of unpaid principal balance, at a weighted average interest rate of 5.97%
- Liquidity: approximately $1.35 billion available, including $394.8 million of unrestricted cash
- Leverage: net non-funding debt to total preferred and common equity of 1.77, down from 5.65 in the second quarter
Here is the detail most coverage skipped. UWM says it was the first mortgage lender to offer VantageScore 4.0, and that approximately 25% of borrowers have experienced a more advantageous credit result, which the company says can help improve pricing and potentially lead to lower costs, including loan-level price adjustments and mortgage insurance.
For a borrower whose traditional score sits just below a pricing tier, that is not a footnote. It can be the difference between qualifying and not qualifying, and it is a question worth asking any broker before an application is filed.

What Beginner Investors Should Take From This
NAR’s Lawrence Yun argues that significant pent-up demand could be released as supply, affordability and confidence improve. UWM’s quarter shows what the market looks like while everyone waits for that release.
- Underwrite to purchase demand only. Refinance volume at the largest wholesale lender fell from $16.5 billion a year ago to $10.6 billion. If a deal only works once rates drop and a refinance rescues it, the lender data says that rescue is not arriving on schedule.
- Ask about the credit score model before you apply. With roughly one in four UWM borrowers getting a more advantageous result under VantageScore 4.0, ask a broker which score a lender will use and whether it changes your pricing tier or mortgage insurance cost.
- Watch gain margin as a pricing signal. A fall from 133 to 124 basis points in one quarter means lenders are competing harder for fewer loans. That is the moment to get competing quotes, because pricing pressure at the lender level is what borrowers can negotiate against.
- Check the balance sheet behind the rate quote. UWM ended the quarter with $269.8 billion of loans in its servicing book and a leverage ratio down to 1.77 from 5.65. A lender that is cutting costs and reducing leverage is planning for a long slow market, and investors should plan the same way.
The headline is a swing of more than $660 million, from a $451.9 million loss to a $212.6 million profit in one quarter. The real story is quieter: fewer loans, thinner margins, lower costs, and a purchase market carrying the whole business.
