Where Is Brown Ranch in Western Fort Worth?

Brown Ranch lies west of Fort Worth, outside the city limits but within its extraterritorial jurisdiction, along the Tarrant-Parker county line. The ranchland sits in a fast-growing corridor at the edge of the city’s westward expansion.

The property crosses Tarrant and Parker counties, north of Old Weatherford Road and south of White Settlement Road. It is just north of Walsh, a large master-planned community, placing Brown Ranch near established regional development. The development plans call for 3,800 homes and 70 acres of commercial space.

The site is served by the Aledo district, reflecting its position near the Parker County edge. Its setting is a boundary between rural land and urban growth, rather than an established city neighborhood.

The location is also connected to regional infrastructure and annexation planning. Although outside Fort Worth’s boundaries, the tract falls within the city’s extraterritorial jurisdiction, where development proposals can be subject to city agreements and planning review. Like other fast-growing suburban areas, Brown Ranch will need infrastructure investment to keep pace with new development.

What Is Planned for Brown Ranch?

The 1,476-acre Brown Ranch plan calls for a master-planned community with about 3,800 homes, commercial space, parks, and preserved natural areas. Buildout is expected to take about 12 years, with approximately 70 acres set aside for commercial uses.

Planned element Details
Housing Mostly single-family homes, with varied price points
Commercial space About 70 acres
Planned amenities At least three amenity centers, ten parks, and connected trails
Preserved open space Mature trees, creek corridor, rolling terrain, and flood-plain areas

Expected lot sizes range from roughly 2,000 to 4,500 square feet. Average home sale prices have been estimated at about $500,000, and city agreement materials also reference urban residential units.

The design combines new construction with natural features. Water, sewer, roads, and offsite roadway improvements are also part of the broader development plan. Such projects highlight the importance of infrastructure upgrades as New Braunfels continues to grow.

Who Is Building and Financing Brown Ranch?

Hines, the Houston-based developer behind the 1,476-acre Brown Ranch plan, is assembling homebuilders and financing partners for the project’s phased rollout.

Builders and Capital Partners

The Brown Ranch homebuilders include Beazer Homes, DRB Homes, HistoryMaker Homes, Meritage Homes, Pulte Homes and Risewell Homes. The community is expected to contain about 3,800 homes at full buildout.

Trez Capital is an equity co-investment partner, supporting the acquisition and development structure. The firm focuses on residential land and homebuilder finance, adding institutional capital to Hines’ project.

Acquisition and Development Financing

Harvest Capital and TPG Credit provided financing for Brown Ranch. Harvest Capital said a reported $140.9 million loan, closed in late September 2026, covered acquisition and development.

Land Advisors Organization facilitated the transaction. Hines Acquisitions LLC is developing the property, positioning Hines as the controlling development entity.

When Could Brown Ranch Be Built?

Brown Ranch is expected to take 10 to 15 years to build, with one estimate putting the single-family home schedule at about 12 years.

The construction timeline reflects phased development, not an immediate wave of homebuilding.

Fort Worth approved a development agreement in June 2026, and financing was finalized in September.

The land acquisition closed in October 2026, but those milestones established the project rather than marking the start of large-scale home construction.

A municipal utility district application remained pending, leaving another approval step before infrastructure funding and services could advance.

Early infrastructure phases are expected to focus on utilities, roads, drainage and lot preparation.

Homebuilding can then expand as serviced lots become available, with housing and planned commercial space delivered in stages.

If the 10-to-15-year estimate holds from the 2026 acquisition, full buildout could extend into the late 2030s.

How Could Brown Ranch Change Western Fort Worth?

As a 3,800-home community on 1,476 acres, Brown Ranch could shift western Fort Worth toward a larger suburban center. The development would add housing, roads, utilities, parks and commercial space along a fast-growing corridor near Walsh and the Tarrant-Parker county line.

Infrastructure and regional growth

The project’s scale signals long-term suburban expansion, with future residents expected to attend Aledo Independent School District.

  • Walsh Ranch Parkway, West Point Boulevard and Old Weatherford Road improvements are planned to support regional mobility and address congestion risks.
  • Fort Worth will extend water and sewer service, with a municipal utility district helping finance infrastructure.
  • Ten neighborhood parks, at least three amenity centers, trails and preserved natural areas would shape the community’s suburban identity.

Seventy acres of commercial space could bring services closer to residents.

Together, housing, utilities, transportation and amenities would create a larger mixed-use node on Fort Worth’s western edge, responding to regional demand for homes and supporting services.

Assessment

Brown Ranch is planned as a 3,800-home development on Fort Worth’s western edge. Its scale could add substantial housing and infrastructure demands to the area.

The project’s timeline and final buildout remain subject to development approvals and construction. Its long-term effects will depend on how homes, roads, utilities, and services are delivered.

For western Fort Worth, Brown Ranch represents a major land-use change whose impact will unfold over years rather than all at once.
