Why 1039 Ponte Vedra Blvd. Broke Records

At 1039 Ponte Vedra Blvd., a $22.2 million closing reset the pricing ceiling for both St. Johns County and Northeast Florida luxury housing.

The result reflected exceptional scarcity.

The 2.07-acre oceanfront site offers about 200 feet on the Atlantic, a rare scale along an address already defined by exclusivity.

Its 29-foot natural dune added elevated views and practical storm protection.

That strengthened value through dune conservation and site resilience.

Market conditions amplified the outcome.

The home was listed at $23.5 million in mid-May 2026, went under contract within days, and closed July 24 at only $1.3 million below asking.

That pace signaled deep demand for prime beachfront assets despite higher rates.

This kind of premium pricing mirrors broader real estate demand for Class A spaces in highly sought-after locations.

A Virginia-based entrepreneur was identified as the buyer, underscoring how far-reaching demand has become for elite Ponte Vedra oceanfront property.

Local constraints also mattered.

Limited inventory, coastal zoning, and scarce buildable frontage pushed this sale $200,000 above the prior county record.

Inside the Record Ponte Vedra Estate

Perched above the Atlantic on a 29-foot dune, the five-bedroom estate at 1039 Ponte Vedra Blvd. pairs more than 8,500 square feet of extensively renovated living space with roughly two acres of oceanfront land. It also offers 200 feet of direct frontage, creating a scale and setting rarely seen in Ponte Vedra Beach.

Oceanfront Design

Built in 1996, the residence blends updated systems with a large coastal layout shaped for entertaining and private living. Six fireplaces, oceanfront balconies, and sweeping water views define the interior atmosphere. Like other elite coastal properties, homes with direct beach access often command premium prices because of their rarity, privacy, and lifestyle appeal.

Coastal art would feel at home against expansive walls and bright finishes.

Grounds and Amenities

Outside, a lap pool, spa, and stone terrace extend activity toward the shoreline. Two three-car garages add unusual capacity.

The dune-top setting and privacy landscaping strengthen the estate’s compound-like character.

Foreclosure Survival Blueprint: How Real Estate Investors Can Profit (or Protect Themselves) in 2025's Housing Crisis

How Fast the Ponte Vedra Home Sold

Speed became part of the story almost immediately.

The estate at 1039 Ponte Vedra Blvd. reportedly went into contract within days of its mid-May 2026 debut, or within about 10 days by other accounts.

Those days to contract stood out because homes at this price level in St. Johns County rarely move that fast.

The quick agreement served as one of the clearest indicators of rapid demand in a thin, high-end coastal market.

Closing Took Longer Than the Offer Window

The full listing-to-sale cycle was still longer than the initial rush.

Realtor.com showed 52 days on market, with the transaction closing July 24, 2026, at $22.2 million after a mid-May listing at $23.5 million.

That timeline suggested the fastest phase was buyer commitment.

Closing then followed a more typical seven-to-eight-week path.

Marcus Lemonis’s Ownership and Renovations

Marcus Lemonis and his spouse acquired the oceanfront Ponte Vedra Beach estate in 2018 for $6.05 million through Lemon Property 6 LLC. That purchase began an ownership chapter that ended with one of the region’s most consequential luxury resales.

Property records show the purchase closed on Oct. 19, 2018. That date anchors the home’s ownership timeline.

The holding later shifted on Feb. 4, 2026, to Roberta J. Lemonis as trustee of the Radiant Lite Trust. The home was then listed on May 15, 2026.

Renovation Scope and Design Influence

Before listing, the more-than-8,500-square-foot residence underwent extensive renovation. Marketing materials said the sellers contacted the listing agent only after the work was complete.

The agent said Roberta Lemonis shaped much of the home’s design direction. That influence included about 30 wallpapers throughout the residence.

The redesign also emphasized the open floor plan, six fireplaces, oceanfront balconies, and the home’s private elevated setting.

What the Sale Means for Ponte Vedra Luxury

After extensive renovations helped position the estate for resale, the $22.2 million closing now stands as a market signal far beyond a single transaction.

It establishes a new benchmark for Ponte Vedra Beach and underscores market resilience at the top end, where exceptional oceanfront and golf-frontage homes can still command trophy pricing.

Scarcity and Demand Stay Supportive

Limited inventory in legacy communities such as Old Ponte Vedra, Marsh Landing, Sawgrass Country Club, and TPC Sawgrass continues to support values.

Off-market activity above $2 million, especially on the sand, reinforces how scarcity shapes pricing for rare waterfront holdings.

A Distinct Buyer Profile

The buyer profile remains unusually strong, led by relocation households, second-home purchasers, retirees, and executives often using cash.

That demand base helps Ponte Vedra luxury outperform broader Florida conditions.

Assessment

The $22.2 million sale at 1039 Ponte Vedra Blvd. reset the ceiling for Ponte Vedra luxury real estate.

The transaction combined rare oceanfront scale, high-end renovations, and a compressed sales timeline that signaled intense demand at the top of the market.

Its closing established a new benchmark for elite coastal pricing in Northeast Florida.

The result also underscored how limited trophy inventory and nationally visible ownership can accelerate record-setting outcomes in tightly constrained waterfront enclaves.
