The Sand Castle stands as a rare oceanfront estate in La Jolla, San Diego, set above the Pacific at 1900 Spindrift Dr on a dramatic clifftop site.

It is presented as a landmark residence rather than a typical luxury home, combining oceanfront privacy with a one-of-one private-beach setting. The property is offered at $87,500,000 and is distinguished by one of California’s only private beaches.

Owned by tech billionaire Darwin Deason, the assembled property was remodeled extensively after a 2009 acquisition and reached reported completion in 2015.

The estate measures about 13,000 square feet, with 10 bedrooms, a guest residence, and reported bathroom counts that vary by source. Like other trophy properties benefiting from a strong luxury real estate climate, its scale and exclusivity help position it at the very top of the market.

Why the Sand Castle Price Fell to $92.5M

After debuting in October 2024 at $108 million, the Sand Castle appears to have hit a hard market ceiling. That likely prompted a $15.5 million price cut, bringing it down to $92.5 million.

Agent Brett Dickinson said crossing the $100 million mark created resistance in San Diego. Buyers there may hesitate to set a new local pricing benchmark.

The lower price keeps the estate in the ultra-luxury tier. It also aligns more closely with local pricing psychology.

The home remained unsold after its October 2024 launch. That suggests the original asking price was above what the market would support.

In a thin buyer pool, even rare properties can sit for longer. Aspirational pricing can also make them feel less accessible.

The cut may also reflect seller urgency and a move toward market-driven positioning. The final number was likely shaped by negotiation dynamics.

That recalibration comes as San Diego’s broader housing landscape remains constrained, with vacancy rates projected to fall to 4.5% by 2025.

Inside, the Sand Castle unfolds as a 12,981-square-foot oceanfront compound with 10 bedrooms, 14 bathrooms, and three powder rooms. The estate is split between a 9,565-square-foot main house and a 3,416-square-foot guest residence.

A two-story entry hall sets a formal tone. It leads to a grand living room with coffered ceilings, arched windows, and sweeping ocean vistas.

Old-world European styling appears throughout the home. Highlights include a hand-carved stairwell, a multi-story chandelier, and antique finishes in key entertaining spaces.

The oval dining room seats 16 beneath a 19th-century chandelier. Nearby, the gourmet kitchen includes Viking appliances and space for gathering.

A walnut-and-onyx bar, wraparound terrace, fitness center, spa, and independent guesthouse expand daily living. These amenities add both comfort and flexibility for entertaining.

The primary suite includes dual baths, a study, and a private view terrace.

Rarity defines the Sand Castle through a waterfront configuration that listing agents describe as impossible to recreate in La Jolla. Its 35,750-square-foot clifftop site combines two adjacent parcels into one legacy estate, a highly unusual assemblage in this coastal enclave.

Regulatory Barriers Tighten Scarcity

The home also benefits from a seawall legacy. That protection and its beach access predate modern California Coastal Act limits, making the setup a historical exception rather than a repeatable blueprint.

Listing materials further emphasize private oceanfront and a private beach. These features are described as extraordinary on the California coast.

Scale and Setting Deepen Exclusivity

Agents say no other La Jolla waterfront property has been, or will be, built like this.

Can the Sand Castle Break County Records?

Whether the Sand Castle can reset San Diego County’s residential pricing ceiling depends on its eventual closing price, not its headline-grabbing list figure.

Any sale above $44.1 million would set a new county residential record, topping the Del Mar waterfront benchmark established in 2023.

Thresholds and Reductions

At $108 million, the La Jolla oceanfront estate came to market at more than double the current record, giving it major record-setting potential.

Later price cuts to $92.5 million and then $87.5 million narrowed the gap.

Even at that lower figure, it still sits $43.4 million above the existing high-water mark.
