What’s Open at Ransley Station Now?

Currently, Ransley Station has a limited but active mix of open uses. Wawa, Chipotle, The Flats at Ransley, and The Hangar at Ransley Station are already operating on site.

Active Uses on the Ground

Wawa opened at the Pine Forest Road location on Dec. 19, 2024. Chipotle opened in March 2026 at 8870 Boesch Lane, adding a fast-casual restaurant to the project’s current lineup. Chipotle is the fourth location in Escambia County.

The Flats at Ransley and The Hangar at Ransley Station are both open for leasing. This confirms that the residential core is already functioning alongside commercial activity.

Current Site Conditions

This means the development is no longer only a construction site. It now supports daily errands, dining, and housing. Similar Florida growth patterns have been shaped by population growth driving housing and service demand.

There is also room for future community events and stronger transit access as buildout continues.

Which Tenants Are Coming to Ransley Station?

Ransley Station’s tenant roster is taking firmer shape as housing, medical, retail, and dining users move from planning into lease-up and construction.

The announced residential names are The Flats at Ransley and The Hangar at Ransley, both offering one- to three-bedroom apartments.

The Flats began leasing with 42 units and added 42 more by Aug. 19, 2026.

Medical and Commercial Activity Intensifies

Baptist Health Care is the confirmed medical tenant, advancing an 8,133-square-foot primary care clinic described as fully leased.

That project underscores medical expansion aimed at improving access in northwest Pensacola.

Wawa and First Watch anchor the reported food and retail lineup, supporting tenant diversity across the 60-plus-acre project.

A hotel and fitness center also remain part of the broader mixed-use pipeline through 2026.

Which Ransley Station Parcels Are Still Available?

As initial tenant selection nears its end, only three commercial outparcels remain available at Ransley Station: Parcel A at 2.14 acres, Parcel B at 1.33 acres, and Parcel G at 1.12 acres.

Together, the three sites total 4.59 acres within the 60-plus-acre mixed-use project at Interstate 10 and Pine Forest Road.

Most other outparcels have already been absorbed by announced or advancing users, leaving a narrow set of remaining options.

Limited Inventory, Late-Stage Leasing

The available pads are part of the project’s final phase of early leasing and site selection.

That means prospective users are evaluating specific remaining sites rather than a broad inventory of vacant land.

Marketing for the ultimate openings may emphasize site signage, parcel visibility, access, and lease terms.

The reduced availability signals that Ransley Station is nearing full commitment in its first commercial phase.

Plans call for more than 500 multifamily units in the pipeline, building on The Waters at Ransley Phase 1 and a 294-unit Phase 2 addition.

Apartment living is being placed alongside shopping, dining, and services to address housing demand in northwest Pensacola.

A hotel component, identified by one source as Homewood Suites, adds overnight-stay capacity and supports the district’s interstate-oriented location.

Healthcare Expansion and Daily-Needs Uses

Healthcare expansion is also moving forward.

Catalyst Healthcare Real Estate is advancing an 8,133-square-foot Baptist Health Care primary care clinic.

Convenience, fuel, salon, and service uses will also broaden repeat-visit activity.

When Will Ransley Station Be Fully Built Out?

For now, a firm full build-out date has not been publicly established for Ransley Station. The 60-plus-acre mixed-use project is still moving closer to completion in northwest Pensacola.

The development remains in active construction phasing. Several restaurant openings planned for 2026 show strong forward progress.

Timeline Signals Point Beyond 2026

Project approvals began in 2021, followed by final plat approval in 2023. Additional tenant and site activity has continued through 2024, 2025, and 2026.

The completion timeline appears to stretch at least into 2027. That’s because Planet Fitness is expected to break ground that year.

Unfinished Components Extend Schedule

More than 500 multifamily units, a hotel, medical office space, and additional retail parcels are still part of the broader plan. Those remaining pieces suggest the overall schedule is not yet complete.

Because many of those elements depend on tenant-specific timelines, full project completion will most likely occur in 2027 or later.
