Cincinnati’s $50M Slate Apartments Open in Eastgate
Slate Apartments opened Oct. 8 at 939 Rosemary Ave. on the former Glen Este High School site in Union Township, bringing 242 market-rate homes to Eastgate. The $50 million development marks a major reuse of a long-vacant educational property.
The opening adds new supply to the Eastgate area, where more than $250 million in projects and over 1,200 residential units are completed, underway, or planned. The site is in Greater Cincinnati’s eastern gateway, near Interstate 275, State Route 32, and ongoing development activity.
Eastgate leasing was underway when the community opened, adding another option to Cincinnati rentals. Nearby destinations include Cincinnati Children’s Eastgate campus, Total Quality Logistics’ expanded headquarters, the Eastgate shopping district, and west Clermont school-area destinations.
The development’s location places new housing within reach of employment, shopping, and regional road connections. CRG Residential held a ribbon-cutting ceremony at the property. Cincinnati’s mixed-use developments reflect a broader strategy to support urban growth through integrated spaces and investment.

Apartment interiors also include private balconies or patios. Select homes add kitchen islands, dedicated laundry rooms, built-in wine storage, or double-sink vanities.

The opening adds to Cincinnati’s multifamily development activity amid ongoing growth in the apartment market.
How CRG Built Slate on the Glen Este Site
CRG turned a 10.6-acre corner of the former Glen Este High School campus into Slate, a $50 million, 242-unit apartment community in Union Township’s Eastgate area.
The parcel, at the northwest corner of the roughly 97-acre campus, was purchased for $2.8 million in July 2024. It sits off Glen Este-Withamsville Road, within a redevelopment area intended to convert underused school property to residential use.
CRG’s integrated construction platform combines development, design, and construction capabilities. The company says this approach is intended to keep projects on schedule and below budget.
Slate was new construction on a redeveloped institutional parcel, not a greenfield site. After the land purchase closed, work could proceed within the township’s broader redevelopment framework.
Phased site preparation fit the campus’s planned buildout, where Slate became one part of Eastgate’s larger housing corridor. The community is laid out in nine three-story buildings with an amenity clubhouse.
What’s Planned Next at the Former Glen Este School?
The former Glen Este High School site is moving beyond apartments, with plans for a United Dairy Farmers store and fuel center, mixed-use retail, and a trail connecting the redevelopment area.
UDF Fuel Center Planned
The final 5.2-acre parcel, on Bach Buxton Road south of Clepper Lane, is slated for sale to United Dairy Farmers.
Plans call for a roughly 6,500-square-foot convenience store facing Bach Buxton Road and an eight-bay UDF fuel center.
The project is expected to cost about $10 million.
Retail and Village-Center Development
Mixed-use retail remains in planning for nearby land north of Provision Living’s assisted-living complex.
Separately, Briar Hill Development is advancing a village center development across three sites along Glen Este-Withamsville Road, with housing and commercial uses intended to create a walkable town center.
The proposal requires local planning and zoning review.
A multiuse trail is planned to cross the former school site, linking the Aicholtz Road and Glen Este-Withamsville Road roundabout with Bach Buxton Road.
How New Housing Is Changing Eastgate
More than 1,100 homes are underway or in pre-development on the former Glen Este High School site, concentrating Eastgate’s housing growth in a 100-acre redevelopment area.
The concentration marks a shift from low-density, car-oriented land use toward multifamily housing and a more connected district.
CRG Residential’s Slate Apartments added 242 market-rate homes when it opened in October 2026. Elmington Capital is building 388 units, while Vision Development plans 451 units in two phases.
Together, these projects are expected to bring more residents closer to Eastgate’s retail and service centers, contributing to Eastgate population growth.
Road upgrades, including the Bach-Buxton Road interchange and a Glen Este-Withamsville Road overpass, have improved access to the site.
The investment supports mixed use neighborhood evolution, though the housing pipeline remains concentrated on the former school property.
Assessment
Slate adds 242 apartments to Eastgate on land once occupied by Glen Este High School, marking a major change to the former school site. The $50 million development brings new rental housing to the area.
Plans for the remaining property could bring further redevelopment. The project’s long-term impact will depend on how the new homes and any future uses fit into the surrounding community.
