Which Grand Rapids Hotel Sites Are in Play?

Narrowing the field, planners are now focusing on two sites for the proposed Grand Rapids convention hotel: the U.S. Postal Service center at 225 Michigan St. NW and a Downtown Development Authority parking lot south of Van Andel Arena.

The Convention/Arena Authority approved a proof-of-concept and initial design study covering a 400- to 600-room hotel with meeting and event space. Progressive Companies is conducting the feasibility work, expected to conclude in about 13 weeks. DeVos Place sits in a walkable downtown area with easy access to more than 50 nearby attractions, shops, and museums.

The USPS parcel has appeared in earlier studies and remains under review because of its downtown setting, transit access, and potential community impact. Similar redevelopment efforts elsewhere have underscored the value of community engagement in shaping large downtown projects.

Past efforts there were complicated by issues involving federal property sale procedures.

The arena-adjacent parking lot provides a second defined option outside the DeVos Place footprint, supporting a thorough review before any recommendation.

How Do the Two Grand Rapids Sites Compare?

Planning documents describe the hotel as being at convention headquarters, signaling that DeVos adjacency is a basic requirement, not a secondary preference.

For event logistics, direct connection matters.

A nearby or attached hotel reduces travel time between guest rooms, meetings, banquets, and exhibits.

It also helps keep attendees together during multi-day gatherings.

That model already exists downtown through climate-controlled skywalk links to five hotels, including Amway Grand Plaza.

The proposed 400 to 600-room hotel would extend that connected system and better match DeVos Place’s event scale and lodging needs.

Why Grand Rapids Wants a Convention Hotel

Why the project has remained a priority becomes clearer in the city’s competitive position.

Grand Rapids leaders view a convention hotel as essential to compete with cities such as Columbus and Milwaukee, where larger room blocks sit closer to convention space.

Studies have said the market needs a hotel with more than 400 rooms. Proposals have ranged from 400 to 600 rooms to support larger meetings and multiple hotel blocks.
