Are Bellevue Condo Prices Falling in 2026?

Not exactly.

Bellevue condo prices in 2026 appear mixed rather than broadly falling.

Reported medians range from about $599K to $900K, while some downtown and newer units exceed $1M.

One February downtown report showed a median sale price of $1.0915M, up sharply from $847.5K a year earlier.

A March Eastside update also placed Bellevue’s median condo sales price at $730K, up 4.4%.

Inventory Pressure Clouds the Signal

Inventory is clearly higher, with 143, 193, or even 222 listings cited across different snapshots.

Days on market have also lengthened, showing softer buyer sentiment and more negotiating leverage. Property owners watching market conditions may also be reviewing risk management strategies as part of broader investment planning.

Condo average price in May 2026 was about $680K, reflecting Q2 softening from roughly $700K in Q1.

Even so, rising supply and elevated mortgage rates have not produced a clear citywide price slide.

Current conditions are better described as flatter, slower, and more segment-dependent in Bellevue.

Why Bellevue Condo Prices Are Softening

Inventory growth and elevated borrowing costs are softening Bellevue condo prices by shifting leverage toward buyers.

More listings now compete for the same pool of purchasers, reducing seller pricing power and extending days on market. That change in market psychology allows buyers to wait, compare options, and negotiate more aggressively than they could a year earlier.

Higher mortgage rates have also weakened affordability through 2025, shaping financing trends across the condo segment. Because monthly payments matter greatly in this category, some buyers have delayed purchases or chosen smaller units instead.

Pricing data is also being influenced by normalization after an unusual 2024 wave of high-priced new-construction presale closings. Even so, demand has not vanished.

Bellevue’s tech-driven economy, constrained land supply, and strong buyer profiles continue to support an underlying price floor.

Which Bellevue Condo Areas Are Weakest?

Across Bellevue, the softest condo conditions appear in areas where listings have piled up faster than buyer demand. This is most noticeable in Downtown Bellevue, Crossroads, Factoria, and parts of BelRed and Wilburton.

Downtown Bellevue: This area has the highest concentration of condo supply. Elevated HOA costs and prices near $1.04M have weakened seller leverage, even with strong walkability and transit access. Broader regional pressures, including a housing shortage tied to delayed urban development, may keep buyers especially price-sensitive in higher-cost condo markets.

Crossroads: Inventory stands out here because much of the condo stock is older. Maintenance concerns and budget-focused competition have also limited pricing strength.

Factoria: Factoria attracts value buyers because of its relative affordability. But older buildings and lower price positioning can reduce pricing power when supply expands.

BelRed and Wilburton: These transit-oriented areas still appeal to buyers. However, redevelopment, construction activity, and added new supply have kept conditions softer.

Lower-cost East Bellevue pockets also appear more vulnerable. Buyers in these areas tend to compare value options very carefully.

How Long Are Bellevue Condos Taking to Sell?

Bellevue condos are generally taking longer to sell than the broader citywide housing market. Reported marketing times show a clear slowdown in absorption.

Recent condo figures range from about 38 to 46 days on market, versus roughly 10 to 16 days for Bellevue homes overall. That gap indicates weaker average absorption in the condo segment, even though some 2026 readings showed medians of 17 to 20 days.

Uneven Timing Across Bellevue

Submarket performance varies widely. Downtown Bellevue, Crossroads, and Factoria were reported around 15 to 25 days.

Another summary placed Downtown condos near 43 days and Bellevue City Center near 12 days. Rising inventory appears to be a major reason listings are taking longer.

With 259 condos for sale in one update, added supply has slowed turnover. Some movement may reflect seasonal patterns, but condo timelines remain slower than the broader market.

What Buyers and Sellers Should Do Now

In this cooler condo environment, both buyers and sellers face a market that requires tighter pricing, sharper comparisons, and more disciplined negotiation.

Buyers can pursue negotiated offers, especially on listings with longer market time. They can also use financing strategies to seek credits or repairs.

Buyers should track the $700,000 to $900,000 band closely. They should also compare resale units separately from new construction and weigh future resale value.

Sellers need segment-specific pricing near current conditions, as averages softened toward $680,000. Competition has also increased.

Sellers benefit from staging tips, clean disclosures, and flexible terms. Sold price per square foot remains meaningful, even after an 8.2% annual decline.

Condo-specific comparable sales remain more reliable than broad median figures. This is especially true where luxury closings distort headline pricing.

Bellevue condo prices appear to be under pressure in 2026 as rising inventory gives buyers more leverage and slows transaction pace.

The weakest conditions are emerging in segments with heavier competition, longer marketing times, and greater sensitivity to monthly payment costs.

Market softness does not suggest collapse, but it does indicate a more fragile environment than recent years.
