Why the Bridgehampton Mansion Went Into Foreclosure

Mounting legal and financial pressure pushed the Bridgehampton mansion toward foreclosure after Libbie Mugrabi stopped making payments on its $3.5 million mortgage despite receiving about $100 million in her divorce from David Mugrabi.

Court records show complete mortgage negligence, with no payments made on the loan.

That default allowed interest to build at $2,333 per day, sharply increasing the debt.

The property, a 7-acre estate at 486 Line Highway, was part of the divorce fallout Mugrabi sought to keep.

But no post-divorce assistance came from David Mugrabi, leaving her solely responsible for the mortgage.

Lender demands rose to $5.5 million if a buyer emerged, reflecting penalties and accrued interest. In today’s luxury market, sellers often secure only about 93% of asking price, which can further complicate efforts to cover ballooning debt.

If no buyer is found by Aug. 25, the settlement allows foreclosure and eviction to proceed without further opposition.

Strict sale terms also limited her ability to delay enforcement or renegotiate the mounting debt.

What Happens at the Aug. 28 Mansion Auction?

On August 28, 2026, the 7-acre estate at 486 Line Highway in Bridgehampton is scheduled to be sold at a court auction. The highest bidder is expected to take the property, with no reserve price setting a minimum.

Court records indicate strict terms. The sale follows foreclosure litigation and is governed by New York jurisdiction. Nationally, foreclosure starts rose 14% in Q1 2025, underscoring the broader pressure facing distressed properties.

Interested parties must weigh bidding strategies and auction etiquette carefully.

Buyer Burdens

The winning bidder faces immediate obligations.

  1. A $5.5 million payment to the lender beyond the bid.
  2. Daily interest of $2,333 until payment is completed.
  3. Responsibility for encumbrances, default penalties, and bankruptcy-related clauses.

If no buyer emerges by August 25, foreclosure and eviction proceed automatically. If Libbie Mugrabi files bankruptcy before that deadline, the lender may trigger immediate foreclosure under special contract provisions.

Why the Asking Price Fell From $25M to $19M

Amid weaker demand for ultra-luxury Hamptons inventory, the estate’s asking price fell from $25 million to $19 million. Sellers and brokers faced a narrowing buyer pool, along with growing pressure from a court-ordered sale.

The $6 million reduction amounted to a 24% decline. It followed an earlier drop from the original $29 million listing in 2022.

Court Timeline Reshaped Strategy

Because the property was designated for court auction, legal proceedings removed the flexibility typical of a conventional luxury listing.

That urgency made lower pricing necessary to widen interest. It also helped create auction incentives for buyers who might otherwise hesitate in a static high-end market.

Broader Market Weakness Added Pressure

Comparable Hamptons homes also saw steep cuts. That reinforced that the repeated reductions were tied not only to this estate’s circumstances, but also to broader softness across the luxury segment.

What Mugrabi Faces if the Home Doesn’t Sell

Failure to secure a buyer by August 25 would leave Mugrabi facing the immediate loss of the Bridgehampton estate. Court records indicate she would have no legal basis to contest foreclosure or resist eviction.

The agreement gives the lender broad power to act once the deadline passes. It also limits bankruptcy protections, allowing foreclosure and an accelerated eviction timeline even if she files before August 25.

What Court Records Show

  1. Immediate removal from the home without legal resistance.
  2. Mounting interest penalties of $2,333 per day.
  3. Added default charges on top of the unpaid $3.5 million principal.

If a buyer emerges, she must still pay $5.5 million to the lender. Without a sale, the lender can proceed directly, deepening financial pressure tied to divorce-related disputes and prolonged mortgage default.

What’s Inside the Bridgehampton Mansion

Behind its barn-like exterior, the Bridgehampton mansion unfolds across 14,000 square feet with eight bedrooms and nine-and-a-half bathrooms. It pairs contemporary architecture by Blaze Makoid with finishes aimed at the ultra-luxury market.

Inside, a marble-clad entrance leads to living and dining areas with double-height ceilings and rustic wood accents that shape the barn-inspired interiors. The main floor also includes a mudroom and bar.

The primary suite opens to a private outdoor deck. Spa amenities appear in the primary bath, where a rain shower and soaking tub create a resort feel.

A three-level lower retreat expands the amenity package with a multi-tiered home theater, recreation room, lounge, mirrored gym, and a 400-square-foot wine cellar. The home is listed furnished, including artwork by James Michael Howard.

It also includes an attached three-car garage.

Assessment

The Bridgehampton mansion now moves toward a high-stakes court auction after steep price cuts and foreclosure pressure.

Its outcome will determine whether the property changes hands or leaves the owner exposed to deeper financial and legal consequences.

The case underscores the risks facing luxury real estate when debt, timing, and market conditions collide.

Behind the estate’s scale and amenities, the auction marks a stark reversal for one of the Hamptons’ most expensive listings.
