Key Takeaways

  • Rocket Companies swung to third-quarter 2026 net income of $709 million, from a net loss of $124 million a year earlier, as total revenue, net nearly doubled to $3.28 billion.
  • The profit did not come from selling more loans. Gain on sale of loans, net was flat at $1,028 million against $1,027 million a year earlier, while servicing fee income jumped to $1,032 million from $413 million.
  • Rocket now services $2.0 trillion of loans for 9.1 million clients, the base its recapture engine uses to win repeat purchase and refinance business.
  • Fourth-quarter adjusted revenue is guided lower, to $2.1 billion to $2.3 billion from $2.57 billion in the third quarter, so the company itself is planning for a smaller winter.

Rocket Companies just posted the kind of quarter the rest of the mortgage industry has been waiting for. It also posted it in a way most headlines are getting wrong.

The Detroit-based homeownership platform, which now includes Rocket Mortgage, Redfin and the former Mr. Cooper servicing business, announced results on October 29, 2026, for the third quarter ended September 30, 2026, in its third-quarter 2026 release. Revenue nearly doubled, profit swung from red to black, and it happened while mortgage rates climbed.

Revenue Nearly Doubled, and Servicing Did the Heavy Lifting

The top and bottom lines moved hard. The engine underneath them is the part worth understanding.

Rocket Companies, Q3 2026 Q3 2026 Q3 2025
Total revenue, net $3,284 million $1,695 million
Total expenses $2,326 million $1,880 million
GAAP net income (loss) $709 million ($124 million)
GAAP diluted earnings (loss) per share $0.25 ($0.06)
Adjusted revenue $2,574 million $1,873 million
Adjusted net income $419 million $158 million
Adjusted diluted earnings per share $0.15 $0.07
Adjusted EBITDA $748 million $349 million

Chief Executive Officer Varun Krishna framed it as a share story. “Rocket gained market share in both purchase and refinance, quarter over quarter and year over year, and delivered our highest profitability margin in nearly five years, even as mortgage rates climbed to a three-year high,” Krishna said.

Here is the fresh insight inside the release. Gain on sale of loans, net, the money Rocket makes originating and selling new loans, was $1,028 million, essentially unchanged from $1,027 million a year earlier.

Servicing fee income, the recurring money paid to manage loans that already exist, more than doubled to $1,032 million from $413 million. For the first time in this comparison, the quiet servicing line is as large as the origination line, and that is what changed the quarter.

The contrast with the other big wholesale lender is sharp. https://www.unitedstatesrealestateinvestor.com/uwm-q3-2026-profit-212-million-refinance-volume-fell/ returned to a $212.6 million profit in the same quarter only as its origination volume fell, because its model still lives and dies on new loans. Rocket now gets paid every month on loans it made years ago.

A $2 Trillion Servicing Book Is the New Engine

Scale is the strategy. Rocket’s servicing portfolio reached $2.0 trillion in unpaid principal balance across 9.1 million loans at September 30, 2026.

  • Closed loan origination volume: $43.6 billion in total, with a total gain on sale margin of 2.54%
  • Direct to Consumer: $24.6 billion closed, at a 4.31% gain on sale margin
  • Rocket Pro: $9.0 billion closed, at a 0.70% gain on sale margin
  • Correspondent: $10.1 billion closed, at a 0.15% gain on sale margin
  • MSR sales in the quarter: $23 billion of unpaid principal balance, generating $379 million of cash proceeds, with subservicing and recapture retained on nearly 70% of the rights sold

The funnel feeding that book is also changing. Visitors who clicked to start a purchase mortgage transaction on Redfin home listings rose 50% year over year, and Redfin’s contribution to Rocket’s refinance leads more than doubled in the quarter.

Cumulative unique listings through the Compass partnership reached nearly 40,000, up from roughly 25,000 in the prior quarter. That puts Rocket’s funnel next to the same brokerage scale race visible in https://www.unitedstatesrealestateinvestor.com/agnt-q3-2026-revenue-1-4-billion-net-loss-4-3-million/’s quarter, where agent and transaction counts rose while profit fell.

Technology is doing part of the selling. AI pulled credit on nearly 20% of Direct to Consumer loan volume before a client spoke with a loan officer, up from zero a year ago, digital applications made up more than 40% of retail refinance applications, and digital leads converted at four times the rate of non-digital channels.

In servicing, Rocket’s AI voice platform handled 65% of inbound calls and resolved more than half of them on its own. For a beginner investor, that is the real lesson: in a 7% rate market, the winners are cutting the cost of each loan and getting paid between loans, not waiting for volume to rescue them.

A Smaller Fourth Quarter Is Already Guided, and How to Use It

Rocket was plain about the near term. It expects fourth-quarter adjusted revenue of $2.1 billion to $2.3 billion, down from $2.57 billion in the third quarter.

The balance sheet can absorb a soft winter. Total liquidity was $11.4 billion at September 30, 2026, made up of $2.7 billion of cash and cash equivalents, $2.5 billion of undrawn lines of credit, and $6.2 billion of undrawn MSR and advance lines.

Other platforms are feeling the same squeeze from the other side. Zillow lost $158 million in the third quarter even as its rentals and mortgage revenue grew fast, which shows how unforgiving this rate environment remains for anyone without a recurring revenue base.

  1. Read the servicing line before the origination line. When you evaluate any lender or mortgage stock in a high-rate market, find servicing fee income first. Here it rose to $1,032 million from $413 million while gain on sale stayed flat, and that split explains the profit better than the revenue headline does.
  2. Do not underwrite a fourth-quarter rescue. The largest lender in the country guided its own adjusted revenue down to $2.1 billion to $2.3 billion. Beginner investors should budget winter deal flow the same way: slower, with reserves held back.
  3. Price the channel, not just the loan. Rocket earned a 4.31% gain on sale margin direct to consumer against 0.70% through Rocket Pro and 0.15% through correspondent. Where a loan comes from changes what it is worth, which is useful context when a local lender or partner pitches you volume.

The useful takeaway is not that Rocket had a big quarter. It is why it had one.

A $2.0 trillion servicing book, 9.1 million existing clients, and a search funnel that starts on Redfin let Rocket earn through a quarter when making new loans paid no more than it did a year ago. Investors who build recurring income around their properties, instead of depending on the next transaction, are copying the part of this release that actually worked.

Data source: Rocket Companies, Inc., third quarter 2026 results for the quarter ended September 30, 2026, released October 29, 2026 via PRNewswire. Adjusted revenue, adjusted net income and adjusted EBITDA are non-GAAP measures as defined in that release, and the fourth-quarter figure is management guidance, not a completed result.
