Palm Beach County’s median home price reached $538,500 in February 2026, up 3.1% from a year earlier. The county’s average sale price surged 26.2% to $1.32 million, reflecting upper-tier influence.

In the town of Palm Beach, the three-month median sales price ended May at $2.6 million. That was down 23.6% year over year.

Sotheby’s reported a flat Q2 median of $2.2 million. Median price per square foot slipped 3.7% to $1,870.

Mortgage rates between 6.5% and 7% should keep closing timelines deliberate.
